Project Summary:

Steamboat 20 is one of four historic high-rise buildings that make up Steamboat Square, a long-established workforce housing community located in Albany’s emerging Capital South neighborhood. The proposed project is the first stage in a multi-phase program to enhance and extend the useful life of the entire complex consistent with (and supported by) neighborhood planning. This phase will rehabilitate 51 existing apartments while bringing decommissioned spaces back online to create an additional 37 units. Phase 1 construction started January 2023.

This project is the first phase of the preservation of the entire Steamboat Square campus. The existing structure is a 12-story, T-shaped masonry, steel, and glass building with two elevators. Upon completion, there will be 77 one- and 11 two-bedroom apartments plus non-residential spaces. Amenities include on-site parking, common laundry, community room, broadband internet access, and tenant storage.

  • Improved exterior aesthetic
  • 9 units will be designed to be fully accessible for the physically impaired and 4 units will be adapted for the visually/hearing impaired
  • Enlarged apartments
  • Improved interior acoustics
  • Central air conditioning
  • New flooring, cabinets, countertops, and energy efficient appliances
  • Improved landscaping and installation of accessible playground

The renovation does not require long-term or permanent relocation or displacement of tenants currently occupying units; however all tenants occupying units slated for rehabilitation activities may need to be transferred or temporarily located within the building, with family, or in an apartment in the community while their unit is under construction. All tenants will be assisted by a Relocation Specialist. Tenants are not being permanently relocated, the Relocation Specialist will assist every family, and there will be no cost to residents associated with the temporary relocation.

Schedule:

  • Construction expected to begin January 2023
  • Construction is anticipated to take 15-18 months to complete: Winter 2023 to Spring 2024
  • Upcoming resident meetings and notifications can be expected to occur periodically throughout the construction period.
